Fractionation and sale of a building in the Bullona/Piazza Firenze area

In February 2022, Paola, who was satisfied by our services that allow her to rent a beautiful attic with terrace in the Concordia area, introduced us to Bianca who, after several vicissitudes, had once again regained possession of a building which she had already owned in the past.

At the age of eighty years old, Bianca had decided to sell the entire building: initially the idea was to sell it in bulk but the offers received were very low. In addition, all the people interested in the purchase had expressed their intention to demolish and rebuild the entire building, so they wanted to purchase the building free. Bianca on the other hand want to stay in her home until the end of her days. So, she contacted us and we at KM Real Estate desired to help her from the very first moment.

After a careful evaluation of the property and of the complex documentation, we suggested to Bianca to sell it fractionally and in particular to sell the apartment where she lived as bare ownership, leaving her the use of the entire floor of approximately 300m2.The challenge was therefor to identify two investors who would purchase the entire floor occupied from Bianca since it was a single apartment but divided into two subordinate ones.We proceeded preliminarily to entrust the task to a surveyor for the fractioning of the building, the drafting of the thousandth table and the condominium regulations. Then, once all the documentation had been checked and adequate, we proceeded with the publication of the sale announcement with an adequate photographic service.


Features of the apartments

Davide, a young lawyer, and Tommaso, an expert of finance, found the real estate proposals of the floor inhabited from Bianca very attractive and after a quick negotiation we reached an agreement, finalized with the consequent deed.They became therefore owner of the apartments of the first floor:
– a three-rooms apartment of 130 m2., with a kitchen, a balcony and two Carrara marble bathrooms;
– a four-rooms apartment of 200 m2., with a kitchen, terrace and balconies, two bathrooms.
Alarm system, water softener, energy class C, high ceilings, silence and brightness are characteristics that enrich the rooms.In the following months we also put on sale:
– a studio apartment of 25 m2. In energy class D already producing income, on the mezzanine floor purchased immediately by Denise and Lorenzo as an investment;
– an apartment of 65 m2., spacious and well equipped, transformed from an office into a home purchased by Elena, a young theatre actress.

We finally found new owners for the big loft of 180m2 on the mezzanine floor used in the past as an art gallery and now converted into a home, the home of Vittorio and Erika.We were happy to help all these people find their investment or their new home, reaching a total value of the sales that far exceeded the initial offers of investors. And we are even happier to have made Bianca’s wish come true and let her still living peacefully in her beautiful home.
